Is A Canmore Condo Right For You?

Pros

  • Condo living can be ideal for those who prefer to lock the door and leave without worries. The property manager hires the snow removal team, lawn care team etc. You do not need to worry when there is heavy snowfall. You know that the condo team has you covered.
  • Carrying costs are lower. The reason being is that the units are usually smaller than a house. Most condos share at least 4, sometimes five surface areas with other units, which keeps the heating costs in check thanks to the insulation factor provided by these other living spaces. Property taxes are lower, insurance is much less than a house, electricity costs are lower, and heating, as mentioned.
  • If there is a roof or driveway issue, you are not responsible for its immediate repair.
  • Excellent first-time buyer and affordable housing option in Canmore.

Cons

  • Some people do not love that they must adhere to condo board rules and regulations.
  • Only relevant for pet lovers: there can be pet restrictions.
  • If you are sound sensitive, you may be able to hear your neighbours. Keep in mind that this is a subjective concern and dependant on the type of building materials used and the quality of workmanship.
  • Maintenance costs must be paid monthly. Keep in mind that this is both a pro and a con – specifically, it’s a pro that the maintenance costs cover ongoing repairs (so you don’t have to worry), but some could perceive this as a con as they must make this monthly payment.
  • More densely populated area, closer to the highway in Canmore.

Is A Canmore House Right For You?

Pros

  • Lots of space! Room for the whole family and friends who wish to join you on your vacation.
  • Have you seen some of our houses? There are suitable houses for all budgets, from townhomes for a more modest cost to design magazine-worthy homes that rarely hit the market for over 8 million dollars.
  • Unlike in a condo, you have control and autonomy over your space and yard. You can change your landscaping, add an addition, or change the paint colour. (Note that some townhomes in Canmore are bare land condos, so there may be some restrictions.)
  • Less density populated neighbourhood – better neighbourhood charm.

Cons

  • You will need to hire a snow plow service here in Canmore, it snows a lot, and the winters are longer than in other parts of the country. Mountain weather is very different than the rest of Canada. It can snow in the Summer!
  • The cost to purchase a house in Canmore is higher.
  • The cost of utilities, water/sewer services, and garbage/recycling is higher in a house.
  • If there is a problem with the roof or other element of the property’s exterior, you need to address it yourself. If you plan to use the house as a vacation property, you may wish to hire a property manager who can check in on the house in case of any damage.

Owning a vacation property in Canmore is an excellent investment for those looking to partake in a great, active lifestyle and enjoy all the mountains have to offer in each season! Choosing the right vacation property, whether condo or house, is essential to get the most out of your chosen lifestyle!
