Canmore Market Update June 2023

It’s Been A Slower Canmore Real Estate Market

For the month of June, Canmore saw a total of 39 sales, and average price point of $1,112,000 an average square foot price of $737, and an average days on market of 36. Year over year the average square foot price for June has increased in Canmore from $671 last June, to $737.

Canmore Detached / Townhomes / Duplexes Values

The average detached home sold for $1,731,500, Down 7% from June 2022. Townhomes had no chance in value, $1,023,800.  Duplexes sold for $1,867,500 in June of 2023, up 14% from June 2022.

Canmore Condo Apartment / Hotel Condos / Tourist Home Values

The Canmore condo apartments sold for $722,400, up 9% from June 2022. Hotel condos sold for $693,400, Down 6% from year to year. Tourist homes sold for an average of $1,569,800, up 60% from June 2022.

Canmore Sales & Days On Market

We saw an uptick in available homes for sale in Canmore. 39 listings sold with an average of 36 days on the market (Up 16% from June of 2022.) Note that the number of sales was down 17% from June 2022. With the increase in listings, there remains a slight advantage to sellers – in other words, Canmore’s real estate market is in a seller’s market.
